This past year has been eventful. Quite a bit of time was spent completing Actual Cash Value Appraisal Reports to assist property owners seeking permits to complete repairs to damage from the 2024 hurricanes, Helene and Milton. I participated in my first ever virtual trial and was encouraged to hear my report and testimony were important to the judge and her decision to render a verdict largely in favor of my client. Interestingly, the opposing party has appealed to the Florida 2nd District Court of Appeal. We'll see how that goes. The last time the decision in a case in which I provided a report and expert testimony was appealed, the verdict was affirmed.
For the first time in several years, I've posted here on Appraiser Active with something other than a Christmas Card and New Year's wish. I'll try to keep it up in 2026.
This year marks my 50th in the real estate profession and 49th as a real property appraiser. It starts with two trials already calendared and a new Letter of Engagement signed to keep me busy in January. I'm also looking forward to my work with The Appraisal Foundation in 2026.
